S-Qubed does a 2-part feasibility study. This saves you money by not paying for things you may not need. Phase I of our feasibility provides the information needed to make an informed decision as to whether or not to move forward.
If the decision is made to move forward, in Phase II we provide the necessary documentation to be presented to a lender so they can make an informed decision about funding.
Phase I – It’s easy to let emotions make decisions and they often turn out bad. At S-Qubed, we have developed a process that relies more on the numbers and facts and less on emotions. We have created a scoresheet that grades a project on 8 different metrics: site access, site visibility, traffic counts, demographics, projections, market/demand, competition and developmental conditions. This gives a project a final score that results in either a thumbs up or a thumbs down. Phase I also looks at competitor facilities and other new developments within the market. We also provide a conceptual site plan based on the site topography and features, which best utilizes the available footage to get the most out of your potential development. This report also includes a full demographic report, executive summary and market data. Finally, we provide resources and a pathway to move forward with development.
Phase II – Assuming Phase I feasibility produces a positive outlook for development, we move to phase II which provides you with a final unit mix based on our Phase I conclusions, estimated construction costs, a 3-Year Proforma budget and 7-Year projection. This gives the developer documentation to present to their lender, so you then have an idea of how much funding is needed, when the development will begin to cash flow and what kind of revenue you can anticipate on a long term build and hold. Most lenders require this study and S-Qubed is recognized as a preferred provider of reliable information.
